Description:	Querétaro muestra un alto crecimiento en los precios de la vivienda desde 2005 con un incremento aproximado del 93% hasta 2016, según hechos históricos en EU en 2006, refieren que un alza de precios contínua a largo plazo, no siempre es buena ya que podría provocar una crisis en este sector, motivado por la irracionalidad de las personas al creer que la volatilidad de los precios se debe aprovechar, poniéndose más reactivos y pujando al alza, creyendo que los precios nunca bajan y especulando por el precio del inmueble que se aleja de su precio inicial, estos booms no solo son locales pueden arrasar a nivel nacional e internacional generando una fragilidad financiera y económica en el sistema, como sucedió incluso en España y Japón, el objetivo del presente trabajo es analizar los precios del mercado inmobiliario durante el período 2005-2016 mediante la comparación de los índices de precios de la vivienda de la Sociedad Hipotecaria Federal y el índice nacional de precios del productor Inegi, el método utilizado es la normalización y un estudio longitudinal de los índices, partiendo de una misma base y realizando un análisis nacional y después un análisis comparativo de los índices del estado de Querétaro, los resultados muestran que los precios de la vivienda a nivel nacional aumentan de manera contínua, lo mismo a nivel estatal donde encontramos una diferencia creciente entre el precio de la vivienda y los costos de construcción. Conforme a este análisis, se concluye que hay una falta de relación para poder describir estos aumentos de precios mediante sus fundamentos económicos, ya que para poder afirmar que hay una posible burbuja inmobiliaria en gestación es necesario hacer estudios más profundos, sin embargo este estudio es un antecedente de la tendencia de los precios en el estado de Querétaro. Querétaro has shown a high growth in housing prices since 2005 with an approximate increase of 93% until 2016, according to historical facts in the US in 2006, they say that a continuous rise in long-term prices is not always good as it could provoke a crisis in this sector, motivated by the irrationality of people to believe that price volatility should be exploited, getting more reactive and pushing up, believing that prices never go down and speculating on the price of the property that moves away from their initial price, these booms are not only local, they can destroy nationally and internationally generating financial and economic fragility in the system, as happened even in Spain and Japan, the objective of the present work is to analyze the prices of the real estate market during the period 2005-2016 by comparing the housing price indexes of the Federal Mortgage Company and the national price index of the producer Inegi, the method used is the normalization and a longitudinal study of the indices, starting from the same base and carrying out a national analysis and after a comparative analysis of the indexes of the state of Querétaro, the results show that the prices of the Housing at the national level increase continuously, the same at the state level where we find a growing difference between the price of housing and construction costs. According to this analysis, it is concluded that there is a lack of relationship to be able to describe these price increases through economic fundamentals, since to be able to affirm that there is a possible housing bubble in gestation it is necessary to do deeper studies, however this study is an antecedent of the tendency of the prices in the state of Querétaro.
